You can now invest in real estate online!
I’ve been watching this industry since it’s infancy in 2012, and it’s super exciting. Since then, millions of dollars have been invested in real estate properties around the USA using the sites below.
Having interviewed some of the top platforms in the industry, I decided to write a book on this topic in 2015, which is available on Amazon.
In the coming years, I predict that we’ll see online real estate investing continue to grow, especially as more platforms take advantage of Regulation A+ of the Jobs Act.
Enough jargon. Let’s get into some of the top sites out there that you can use to invest in real estate online.
1. Fundrise
Arguably, Fundrise is the leader in this space. They were the first to make use of Regulation A+ of the Jobs Act so that non-accredited investors could also invest in real estate online. The company is now doing an iPO so that you can become an owner in the website.
The site has a $1,000 minimum investment and features a few different types of eREITs, including the West Coast eREIT, Heartland eREIT, East Coast eREIT, Growth eREIT, and Income eREIT.
You do not need to be an accredited investor to invest with Fundrise.
RealtyShares was founded in 2013 and has returned over $59.7 million of principle to investors across 500+ projects.
You can invest in various types of assets including single family homes, retail, office, and more. You can also invest in both debt and equity offerings. RealtyShares has investments in over 220 cities and 35 states in the USA.
There are a few key differences between RealtyShares and Fundrise. Notably, the minimum investment for RealtyShares is $5,000 and you must also be an accredited investor to use the platform.
3. RealtyMogul
RealtyMogul.com was founded in 2012 and has been another big player in the real estate investing game. They’ve also introduced the MogulREIT, which allows non-accredited investors to participate on their platform. There is a $1,000 minimum investment.
At the time of writing, the website has paid out over $55 million to investors and has raised over $250 million on their platform.
I’ve outlined some of the differences between Realty Mogul and Fundrise in the past. I personally think that they are going to be getting more into REIT-style products in the future.
4. Patch of Land
Patch of Land is a peer to real estate lending marketplace, meaning that if you invest on the platform, you’ll be investing in debt opportunities. They were founded in 2013.
Since their inception, the company has funded more than $200 million loans and returned more than $60 million to investors. This includes both single family residential, multi-family, and commercial real estate.
Patch of Land is open only to accredited and institutional investors.
5. PeerStreet
Peer Street is an alternative to Patch of Land that I’ve been hearing more chatter about recently. As of December 2016, PeerStreet has funded over $180 million in loan investments and returned more than $60 million to investors.
Think Lending Club, but applied to real estate investing. You can either create your own portfolio or allow PeerStreet to do the work for you with Automatic Investing.
This platform is only open to accredited investors.
6. CrowdStreet
Finally, CrowdStreet is another website that you can use to invest in real estate online. I’ve reviewed them in the past and we’ve had them on the podcast. I like that they are dedicated to the original vision of real estate crowdfunding.
Their platform has enabled over 90 commercial offerings with an average project value per offering of $30,276,014 and an average investment per offering of $45,615.
This marketplace is only open to institutional and accredited investors, with a minimum investment amount of $10,000.
